Why This Decision Is Harder Than It Looks
Building a house is usually the biggest single purchase a family in Lahore ever makes, and most people only do it once. That makes it hard to tell a genuinely capable construction company from one that simply talks well. Add in the fact that a typical build involves ten or more separate trades, construction, electrical, plumbing, carpentry, aluminium, finishing, that most companies subcontract out, and it is easy to end up juggling several vendors with no single person accountable when something goes wrong.
What to Check Before You Hire
- Ask to see completed projects, not just renders. A 3D elevation looks good on every company’s page. Ask to visit a finished house they built, ideally one that is a similar size to what you are planning.
- Find out who actually does the work. Many construction companies in Lahore subcontract every trade and just manage the paperwork. Ask directly whether architecture, construction, electrical, plumbing and finishing are done in-house or passed to separate contractors.
- Get everything in writing. A verbal estimate is not a quote. A real quote lists the covered area, materials, scope and a timeline, so you can compare it fairly against another company’s offer.
- Ask how materials are sourced and checked. Cement, steel and finishing materials vary a lot in quality. A company that sources and vets its own materials can stand behind the result; one that leaves it to a subcontractor usually cannot.
- Ask for a realistic timeline, not an optimistic one. A typical house takes around five months from the start of construction to handover. Be cautious of a quote that promises far less with no explanation.
- Check how long they have been building, and where. A company with a long track record in a specific area knows the local approval process, the soil and the suppliers, which a newer company in a different part of the city may not.
Red Flags to Watch For
- No written quote, only a verbal number. If a company will not put the scope and cost in writing before you commit, that number is not reliable.
- No completed projects you can actually visit. Photos can be borrowed from anywhere. A real company has houses you can walk through.
- Large upfront payment before any work is visible. Payments should track with construction stages, not arrive all at once before the foundation is even dug.
- Slow or vague communication before you have signed anything. If getting a straight answer is hard during the sales conversation, it will not improve once construction starts.
- Nobody supervising the site day to day. Construction quality is decided on site, not in an office. Ask who visits the site and how often.
One Team or Many Contractors?
The more trades a company handles in-house, architecture, construction, electrical, plumbing, carpentry, aluminium and finishing, the fewer places there are for responsibility to fall through the cracks. When each trade is a separate subcontractor, a problem with the electrical wiring becomes an argument about whose fault it was, instead of something that simply gets fixed. One accountable team, even if it costs slightly more, usually works out cheaper once you count the time and stress of managing five vendors yourself.
How CM Builders Approaches This
We started as a construction materials supplier in Lahore, which is why material quality is still something we check ourselves rather than leave to a subcontractor. Over 15+ years that grew into a full construction company with architecture, construction, electrical, plumbing, carpentry, aluminium, interior design, inspection and renovation handled by our own in-house team, and more recently into real estate development in Al Rehman Garden Phase 2, where we have completed 200+ residential and commercial projects.
In practice that means: you can visit completed homes before you decide, you get a written quote tied to your exact plot and scope after a site visit, and the same team that designs the house is the one that builds it, so there is one point of contact from the first drawing to handover.
Questions Worth Asking Before You Sign
- Which of these trades do you handle in-house, and which are subcontracted?
- Can I visit a completed project similar in size to mine?
- What exactly is included in this quote, and what is not?
- What is the realistic timeline for my plot size and finishing level?
- How are payments structured against construction stages?
- Who from your team will actually visit my site, and how often?
A company confident in its own work will answer all of these clearly. Take the hesitation on any of them as useful information.
