How Big Is a 10 Marla Plot?
With a marla counted as 225 square feet in most Lahore housing schemes, a 10 marla plot is about 2,250 square feet, commonly around 35 x 65 feet. That is twice a 5 marla plot, but the extra space is not just extra rooms: it is the difference between a house that has to fit everything inside and one that can keep a front lawn, a car porch and a back courtyard. Check the exact dimensions and your society’s rules before you start any 10 marla house design.
Single Story or Double Story on 10 Marla?
- Single story: on 10 marla a single story can hold large bedrooms, a big lounge and a generous lawn, with no stairs to climb. It is a comfortable choice for families who want everything on one level.
- Double story: gives you either more rooms or separate portions for two families. We built a 10 Marla double-story house with 4 bedrooms and a classical facade in I Block, Al Rehman Garden Phase 2, with generous room sizes rather than squeezing in extra bedrooms.

10 Marla House Plan: Bedrooms, Basement and Portions
A 10 marla house plan has room to flex, so decide what you actually need before the architect starts:
- 3 bedrooms: generously sized, with room left for a family lounge, a dressing area and a proper lawn.
- 4 bedrooms: the plan most of our 10 marla clients choose — our I Block project has 4 bedrooms with generous room sizes rather than squeezed-in extras.
- With a basement: possible on 10 marla, but plan the waterproofing, ventilation and approvals with your architect from the start; it is far harder to add later.
- As two portions: a ground floor for the main family and an independent first floor with its own kitchen and entrance, for a married child or for rent.
A common 10 marla plot works out to around 35 x 65 feet, which is enough width to fit a car porch, a lawn and a wide frontage without crowding the plan — confirm your exact plot dimensions before finalising any layout.
Layout Ideas for a 10 Marla House
- Separate the formal and family zones. A drawing room with its own entrance near the gate keeps guests away from the family lounge.
- Use the width. On a 35-foot front you can place the car porch on one side and the entrance and lawn on the other without the house feeling cramped.
- Plan two kitchens if you cook heavily. A light kitchen for daily use and a separate heavy-cooking kitchen is a common and practical arrangement in Pakistani homes.
- Give every bedroom a washroom and a dressing or wardrobe space. On 10 marla there is room to do it properly.
- Add a courtyard or light well so inner rooms get daylight and ventilation.
- Think about a separate portion. Many families plan the first floor as an independent unit for a married son or for rent, with its own entrance and kitchen.
Lawn, Parking and Boundary
A 10 marla plot is often chosen precisely because it allows a lawn and covered parking. Decide these first, then fit the rooms around them. Parking for two cars, a front lawn and a back service area is realistic on 10 marla with a double story; it is much harder on 5 marla.
10 Marla House Front Design: Modern or Classical Facade?
Larger plots suit a wider facade, which gives you more room for style. A classical facade with columns and balconies, like our I Block project, needs careful proportions and detailing. A modern facade relies on clean lines, large windows and lighting. Our completed projects show both approaches in Al Rehman Garden Phase 2. For a smaller step down in size, see our double story house design guide, which covers 5, 7, 8 and 10 marla homes.
Basement, Rooftop and Solar
If you are considering a basement, plan the waterproofing, ventilation and approvals with your architect from day one; it is far harder to add later. A usable rooftop and space for solar panels are worth planning at the design stage, as we did on several homes in Al Rehman Garden.
Two Layout Options for 10 Marla
- Single story with a courtyard: a U or L-shaped plan around a small courtyard gives every room light and cross ventilation and keeps the lounge, bedrooms and kitchen all on one level. It is a pleasant, easy-to-live-in layout, especially for families with older members.
- Double story with separate portions: a ground floor for the main family with the formal drawing room, lounge and kitchen, and a first floor that works as an independent home with its own lounge and kitchen. This is popular when two generations share the plot or when you want rental income later.
Either way, decide early whether the house should feel open and spacious or private and divided, because that choice shapes everything else.
Planning Rough Room Sizes
As a starting point only, on 10 marla many families plan a master bedroom of about 14 x 16 feet with a dressing area and attached washroom, other bedrooms of about 12 x 14 feet, a lounge of about 14 x 20 feet and a drawing room of about 14 x 16 feet. These are planning figures, not rules; your architect will fit them to your plot and your furniture.
Sun, Ventilation and Orientation
In Lahore’s summer heat, the direction of the house matters. Keep large windows away from the harshest afternoon sun where you can, use shaded porches and balconies on the sunny side, and place long-use rooms where they get steady, indirect light. Cross-ventilation through windows on opposite walls cuts the AC load, and a courtyard or light well helps heat escape.
Common 10 Marla Design Mistakes to Avoid
- Using the extra space on passages. Wide corridors waste area that the rooms could have used.
- No separate service route. Without a side or rear access, guests, staff and deliveries all use the same door.
- Undersized parking. Two cars plus turning room needs more space than most first sketches allow.
- Forgetting future needs. A bedroom on the ground floor for elderly family members is easy to plan now and hard to add later.
- A facade that ignores the width. A wide 10 marla front needs a balanced composition, or it looks like two houses joined together.
Before You Finalise the Plan
- Confirm exact plot dimensions and your society’s rules on covered area and setbacks.
- List who will live in the house today and in ten years, then plan bedrooms and portions around that.
- Ask for the architectural, structural and services drawings together.
- Get a written quote tied to the final plan. Our construction cost guide explains what drives the cost.
