Why We Do Not Publish a Per-Square-Foot Rate
Any house construction cost calculator in Lahore that gives you one fixed rate is guessing. Cement, steel and labour prices move through the year, and two houses on the same plot can differ widely in finishing. We would rather show you what to calculate yourself, then quote against a real plan. The planner below does the first part: it turns your plot into a covered-area figure, which is the number every quote is built on.
Covered Area Planner
Plot area = marla × 225 sq ft (standard in most Lahore schemes). The covered area is an upper limit: setbacks, society rules and your plan reduce the real figure, which is why a drawn plan comes before a final quote.
Get a Quote for This Plan on WhatsApp →Step 1: Know Your Covered Area
Construction cost is priced on covered area in square feet, not on plot size in marla. A double-story house on a 5 marla plot has roughly twice the covered area of a single story on the same plot, so it costs more in total even though the plot is identical. A basement adds another full floor of excavation and waterproofing work.

Step 2: Separate Grey Structure From Finishing
Grey structure is the house itself: foundation, columns, beams, slabs, brickwork and plaster. Finishing is everything that makes it livable: tiles, paint, doors, windows, kitchen, bathrooms, electrical fittings, false ceilings and facade work. Ask every contractor for the two as separate line items, otherwise you cannot compare quotes fairly. Our grey structure cost guide lists exactly what each stage covers.
Step 3: Choose a Finishing Level
- Standard: practical tiles and fittings, simple ceilings, straightforward kitchen and bathrooms.
- Premium: better tiles or marble in key areas, cove-lit ceilings, quality fittings, designed kitchen and wardrobes.
- Luxury: imported or large-format stone, custom carpentry, detailed ceilings and facade, smart-home provisions.
Finishing is usually the biggest swing in the final number, because the structure under a standard and a luxury house is similar. See our finishing services and interior design for what each level can include.
What Pushes the Cost Up or Down
- Number of floors and basement (use the planner above).
- Plan complexity: many corners, large openings and heavy facade work cost more than a simple rectangle.
- Soil and site: soil type, access for trucks and boundary wall length affect foundation and site costs.
- Material choices: brick or block type, steel brand, window material (see aluminium vs UPVC windows) and kitchen cabinets (see wood vs MDF vs aluminium).
- Timing: a quote from months ago is out of date if cement or steel prices have moved.
- Payment and supervision model: labour-only, material-included and turnkey contracts price differently. Ask which one you are being quoted.
Questions to Ask Before You Sign
- Is the quote for grey structure only, or does it include finishing?
- What brand and grade of cement and steel are included?
- What happens to the price if material rates change mid-project?
- Who supervises the site, and how often will you get progress photos?
- What is the payment schedule, and is it tied to completed stages?
Our construction team answers all of these in writing before work starts, and you can see completed homes on our projects page.
